Grade II Listed Farmhouse Structural Repair and Refurbishment Programme
Project Overview
The property is a Grade II listed farmhouse set within 8 acres in Upminster, Essex, comprising an original two-storey house over 100 years old and a later single-storey extension. The property had suffered significant deterioration and structural movement, requiring both full refurbishment and specialist structural repair.
Surrounded by mature trees and located on shrink–swell clay soils, the building showed signs of cracking and movement that required detailed investigation before works could proceed.
Structural Survey and Investigation
A full structural assessment identified cohesive soils with medium to high shrink–swell potential. Mature trees surrounding the property were contributing to ground moisture variation, leading to localised settlement beneath shallow foundations.
Each tree was assessed for species, proximity and root spread. CCTV drainage surveys were also carried out to rule out drainage defects as a contributing factor.
Works Programme
The remedial programme included underpinning the existing foundations to stable depths beyond the influence of seasonal movement and tree roots.

Alongside the structural works, a full refurbishment was delivered including a new roof, full rewire, new heating system with air source heat pump, and a new kitchen.
Bespoke timber windows and doors were manufactured in the Bakers Joinery workshop, ensuring a traditional finish in keeping with the listed character.
