Grade II Listed Barn Restoration

Grade II Listed Barn Restoration

October 21, 2026 Rachel Finlay Comments Off

Project Overview

Bakers carried out the preservation and restoration of five 15th century Grade II listed barns in Essex which had suffered many years of neglect and were in varying states of disrepair.

While some of the original oak framing including arches, braced tie beams and arcade plates remained in good condition, other areas had experienced major structural decay. The objective was to retain their historical character and conserve the original historical oak timbers where possible.

Works Programme

The site was cleared and temporary structural supports were designed and installed to suit the condition of each barn.

  • Original timber frames were dismantled, recorded and numbered before being repaired and reconstructed. Where possible, historic timbers were retained and repaired, with new oak introduced where deterioration was beyond repair.
  • The frames were reconstructed using traditional mortice and tenon joints, reflecting the original construction methods.
  • Removal of the existing weatherboarding revealed extensive areas of defective brickwork, requiring additional masonry repairs.
  • New limecrete foundations and imperial stock brick plinths were constructed using lime mortar, together with new green oak sole plates and spliced repairs to the ends of existing studs.
  • Roofing and external finishes works included flint walling, traditional lime mortar repairs, metal roof sheeting and slate roofing.
  • Original barn doors were repaired or replicated, while the existing Crittall windows were carefully overhauled.
